Mortgages
In many countries such as France, Italy and Spain it may be possible to arrange a mortgage of up to 80% of the value of the property based in euro or sterling. This is usually completed through a mortgage broker or bank either in the country where the property is situated or here in the UK.

Rental
If you are required or intend to have rents paid into a bank account abroad it may be wise to take out a euro mortgage on the overseas property.
Cash Purchase
You may wish to realise the equity in your UK home and use this sum as a cash payment towards your intended overseas property. It may be useful to know however that in Spain for example, inheritance tax is based on the net value of a property i.e. the property’s value less the outstanding mortgage.
A cash payment also means that UK owners are not for example receiving an income in Sterling and then paying their investment property mortgage in euro.
Forward Contract
Because contracts can typically take up to six months to negotiate and off plan developments by their very nature are effectively ‘long term’ projects (typical lead times can be from twelve months to two years). it may be worth looking into setting up a forward contract. This will effectively fix the current exchange rate to take into account future fluctuations in the rate of exchange.
Buy off plan
Off plan is the purchase of property which has not yet been constructed.
Effectively you will be buying a proposed build based on architectural plans, drawings and possibly a computer rendition.
Buy to sell
This is probably the most attractive short term investment route for discerning investors. Buy to sell properties are usually purchased as an off plan project. Whereby the value of the property is expected to increase over the initial ‘on paper’ value once the project has been completed.
Buy to let
If you’re an investor looking to maximize a regular long term return on your property, buy to let is the answer. Once the property is acquired, lettings can be managed by us as required.
Buy to move

Buy to holiday
Unlike purchasing a time share, investors who wish to spend a limited time at their property often take advantage of fractional ownership.
